Gas Safety Certificates

A gas safety certificate is a document that certifies that gas appliances in a property are safe to use. The Gas Installation and Use Regulations 1998 require all homeowners in the UK to have a valid safety certificate. According to the U.K. Health and Safety Executive, a lessor is defined as a person who has owned a property for less than seven years or who is renting it out with a license.

Lessors are required to obtain a generally valid gas safety certificate. This certificate is necessary to prevent loss of life and accidents, avoid jail time and fines, keep insurance premiums low, and avoid high liability in the event of gas system failure.

In addition to renewing the gas certificate annually and providing a valid copy to occupants, landlords must keep a copy of each gas inspection report for at least two years. If a new tenant moves in within 12 months of the last annual inspection, the landlord must again provide a copy of the gas inspection report to each tenant. If a new gas inspection is performed, the inspection report must be made available to all occupants of the unit within 28 days.

The gas inspection report must be written by an engineer registered with the Gas Safety Scheme. Which standardizes the safety of gas appliances. Activities during inspection

During the inspection, the engineer will perform a number of activities. For example, he or she will check gas appliances for leaks, burner pressures. And manufacturer’s recommended gas flow rates, and check ballast pressure and efficiency. In addition, during the inspection, the engineer should look for signs of unsafe behavior. And report them to the person in charge. Finally, if a checkpoint is installed, the level and operating condition of the pressure lines can be checked.

After the inspection, a report is given to the lessor. This report may be in the form of a gas safety report. Or a gas safety certificate, depending on the work performed. The gas safety report must contain a large amount of information. At a minimum, the report must contain the following information

• A description and location of each appliance and/or stack inspected.
• The date the appliance and/or stack was inspected.
• The name, registration number and signature of the technician who performed the inspection.
• The address of the house where the furnace and/or chimney was inspected.
• The name and address of the owner of the house or his representative.
• Defects found during the inspection and any actions required or taken to remedy them.
• Final confirmation of the results of the appliance safety inspection.
