Even if you don’t need the money, it still might be nice to have a few thousand dollars to either stow away or use on a different trip. If you’re interested in getting out of the house and taking a trip that isn’t centered around Disney, it might be time to sell your membership. 

Rooms Are Booked

If you do want to take a Disney vacation, you might find that it’s hard to even find a room with a DVC contract. Now that many people are going to want to travel after lockdowns, it’ll be even more competitive to find a room. 

If you even want a chance at booking something, you’ll need to book way in advance, and this can make it hard to have spontaneous trips. Even if there’s nothing in advance, you can get on a waiting list, but there’s no guarantee that you’ll actually get a spot. 

However, Disney’s Riviera Resort has helped issues slightly because many people want to stay there. Many people want to stay there, so you may have better options somewhere else. 

Plus, Disney is trying to add another hotel option by the end of 2022. But with COVID, there have been delays, and some people are speculating that the project got canceled. 

Unless Disney stops selling contracts to guests, the problem of finding a hotel room could be difficult in the next few years. 

Want to Invest Somewhere Else

While being a DVC owner is a great thrill and a good achievement, it can grow old quickly. Some people want to take that money out after they’ve had their fun and just invest it somewhere else. 

Plus, with a seller’s market right now, you could actually make money on your DVC points as well. They work just like on any other market; the demand for them can change. With people wanting to get out and travel right now, now is the perfect time to do it and actually make a little bit more money.

However, keep in mind that things can move quickly as well. The time it takes to sell it on a seller’s market won’t take long, so make sure you didn’t want to just have one last vacation at your home. 

If it’s something you’ve been thinking about for a while, make sure you sell now so that you can get that cash and invest in another timeshare, stocks, or even your home.

How to Sell

If you decide to sell your DVC membership, you should know how long it will take to sell your points.

In a buyer’s market, it could take anywhere from seventy to ninety days to sell. However, this will depend on how fast the ROFR process goes. If you sell for a competitive price, it might sell in fifteen days.

In a buyer’s market, it’ll sell even quicker. However, keep in mind that it’ll take at least ten to twenty days for the title company to get the estoppel from Disney. 

After that, it’ll take another seven days for them to close and record the contract. Close out all pending reservations so nothing holds it up.

Find a Resale Expert

If you want the process to go a little bit faster, find an expert who can resell your membership. It’s a lot more complicated than a single-family home, but it is still legally deeded as real estate.

If a member tries to sell without a broker, you could be liable for a lot of things you wouldn’t even consider. You’ll also need a proper contract since you’re making a real estate transaction.

Some people hire lawyers, but this can cost more than it would to pay a broker to do all of this for you. With a broker, you’ll also be covered with liability insurance. 

You should find someone who specializes in the Disney Vacation Club rather than timeshare brands. DVC is very different from a lot of timeshares, so it helps to have someone on your side who knows the whole picture.
